2021 Annual Owners’ Meeting

I.          Call to Order

Meeting was called to order by HOA president Frank Bannister at 7:10 PM and the board introduced.  Michael and Eydie Leighty from MYHOA (Woodbrook’s management company).

 

II.        Quorum was established

16 households were represented either in person or by proxy.

 

III.       Approved 2020 Annual Meeting Minutes

 

IV.       Financial Report

Tom Harker presented the Financial Report from the past 12 months.  As of March 28, 2019:

§  Operating Account Balance                   $ 29,040.61

§  Reserve Account Balance                     $ 118,766.00

                                                                  $ 147,806.61

Due to a positive cash flow and reduction in monthly expenses, the financial outlook for the community is stronger. The net cash flow has increased by $18,291.42. The Board had an audit this year conducted by a private accounting firm and no irregularities or concerns were noted. Expenditures were down this year due to lack of annual picnic and annual yard sale.

 

V.        New Business

Election of New Officers / ACC Team Thomas Harker, Treasurer Term expired and was nominated for another term; elected unanimously. HOA President commented on the HOA’s strong financial position and how Mr. Harker’s performance was solely responsible for our continued financial security.  Chris Kitchen and Jeong Lee are still serving on the board as officers.

 Waiver of Audit vote was taken and passed by a majority of quorum present in person and by proxy to waive 2021 tax year audit, just an 1120H filing will be done in 2022 for the 2021 tax year.

Woodbrook Garage Sale: Not held in 2021 due to COVID 19 Restrictions and most likely will not occur in 2021.

Community Picnic Not held in 2021 due to COVID 19 Restrictions and most likely will not occur in 2021 but we may reach out to coordinate with the highlands for a National Night Out Event in August 2021.

 

Questions / Answers

Discussion took place on: Discussion about activated lights in large park to discourage unwanted behaviors at night, general feeling by those  present was to explore adding the lights,  Some general questions on fines and rule enforcement were answered  (2) The HOA President discussed the need for a committee to assist with renovation of the small park playground equipment on 284th Street.(3) One resident requested to speak after meeting was adjourned and tried to discuss his personal legal issue with the community and was muted after interrupting several times.
